Par ailleurs, 21 % envisagent des travaux visant \u00e0 am\u00e9liorer l\u2019efficacit\u00e9 \u00e9nerg\u00e9tique de leur logement, et 8 % le pr\u00e9parent \u00e0 l\u2019arriv\u00e9e d\u2019un nouveau membre dans la famille.<\/p>\n<p>Ces chiffres prennent tout leur sens dans un contexte o\u00f9 la Roumanie affiche l\u2019un des taux de propri\u00e9t\u00e9 les plus \u00e9lev\u00e9s d\u2019Europe. D\u2019apr\u00e8s Eurostat, plus de 95 % des Roumains vivent dans des logements dont ils sont propri\u00e9taires \u2014 un record au sein de l\u2019Union europ\u00e9enne, loin devant la Slovaquie (93 %), la Croatie (91 %) ou encore la Hongrie (90 %). Ce particularisme structurel influence directement les dynamiques du march\u00e9 et les comportements en mati\u00e8re d\u2019investissement immobilier.<\/p>\n<p>&nbsp;<\/p>\n<h3><strong>Des conditions d\u2019emprunt parmi les plus favorables en Europe centrale<\/strong><\/h3>\n<p>&nbsp;<\/p>\n<p>Un autre facteur stimulant le march\u00e9 immobilier roumain est l\u2019accessibilit\u00e9 croissante des pr\u00eats hypoth\u00e9caires. D\u2019apr\u00e8s un rapport \u00e9mis par un courtier en ligne, la Roumanie propose l\u2019un des niveaux de cr\u00e9dit immobilier les plus comp\u00e9titifs de la r\u00e9gion. En tenant compte des salaires moyens et du co\u00fbt d\u2019un appartement de deux pi\u00e8ces, la charge hypoth\u00e9caire \u00e0 Bucarest ne repr\u00e9sente que 45 % du salaire net national moyen \u2014 un ratio parmi les plus favorables en Europe centrale et orientale.
