Zbog ovakve situacije rumunski investicioni fondovi uglavnom apeluju  na  fondove sa tr\u017ei\u0161ta kapitala, ali na\u017ealost na inostrane  i ne bukure\u0161tanske berze- navodi se u izve\u0161taju DTZ Ekinoks. Predstavnici ove kompanije tvrde da bi tranzakcije  nekretninama  mogle da se pove\u0107aju ove godine  na oko 400 miliona evra,  sude\u0107i po ispoljenom interesu potencijalnih  investicija. I kompanija Dzons Lang La Sal smatra da je \u2019\u2019percepcija  investitora povoljnija  u poslednjim mesecima jer je politi\u010dka nestabinlnost, nastala posle suspenzije predsednika Trajana Baseskua u  tre\u0107em tromese\u010dju 2012. godine,  pove\u010dala  tro\u0161kove finansiranja i blokirala investicione aktivnosti. Povecano poverenje u ekonomske osnove, pozitivna percepcija koja je obele\u017eila povra\u010daj interesa i tranzakcije koje su u zavr\u0161noj fazi  pregovora obele\u017eili su  kraj 2012. godine . Interes investitora je usmeren na primarne proizvode, a investicije u sekundarne proizvode ili u necentralne zone  su  neznatne- navodi se u izvestaju D\u017eons Lang La Sal. Ukupna vrednost  tranzakcija nekretninama bila je pro\u0161le godine od oko 340 miliona evra, \u0161to predstavlja pove\u0107anje  za oko 20 miliona dolara u odnosu na 2011. godinu. Na Bukure\u0161t spada  skoro 50 % ovog iznosa, a preostali deo na Temi\u0161var, Sibiu, Bra\u0161ov i Pite\u0161ti. Dominantni sektor tranzakcija  bio je poslovni prostor sa oko 160 miliona  evra, odnosno 47% ukupnog obima, sledi ritejl  sa 116 miliona, odnosno sa 34% ukupnog obima. Po obimu, tranzakcije u  industrijskom  i hotelskom  sectoru bile su ne\u0161to manje nego pre godinu dana, dok je vrednost tranzakcija  terenima  dostigla je 40 miliona evra.<\/p>\n<p>&#13;<br \/>\n&#13;<\/p>\n<p>&#13;<br \/>\n&#13;<\/p>\n<p>Kada je re\u010d o rezidentialnom tr\u017ei\u0161tu nekretnina, treba naglasiti  da su cene stanova u celoj zemlji smanjene za oko 55% u odnosu na 2008. godinu,  kada je tr\u017ei\u0161te dostiglo vrhunac. Ako  je pre talasa pojeftinjenja  zbog recesije kvadratni metar stana ko\u0161tao 2058 evra,  sada isti kvadrat  mo\u017ee se kupiti za 986 evra.  Analiti\u010dar tr\u017ei\u0161ta nekretnina Radu Zili\u0161teanu ka\u017ee:\u2019  Ova godina je po\u010dela relativno mirno za tr\u017ei\u0161te nekretnina  i u velikoj meri li\u010di na 2012. godinu, bez spektakularnih evolucija na svim segmentima. Prema mojim prognozama ove godine ima\u010demo   neznatna sni\u017eenja cena .\u2019\u2019<\/p>\n<p>&#13;<br \/>\n&#13;<\/p>\n<p>&#13;<br \/>\n&#13;<\/p>\n<p>Takozvani program\u2019\u2019Prvi stan\u2019\u2019 namanjen  osobama bez stana  ili porodicama sa stanom manjim od 50 kvadratnih metara bio je  od velike pomo\u0107i za tr\u017ei\u0161te nekretnina. Ovaj program je predvideo niske kamatne stope i u\u010de\u0161ce od svega 5% vrednosti stana. Od starta programa, Nacionalni fond za garantovanje  kredita za  mala i srednja preduze\u010da  izdao  je 94 000 garancija u vrednosti od oko 3,5 miliardi evra. Prisetite se \u0161ta se desilo 2008. i 2009. godine  kada je  prvi put lansiran program \u2019\u2019Prvi stan\u2019\u2019.
